The unspoken truth is that home inspectors get 90% of their business from real estate agents. Real estate agents don't like home inspectors that "kill deals". So more often than not an inspector may soften language on a defect or safety concern to appease the realtor. When a real estate agent finds a "friendly" inspection company, they will refer that inspector to future clients and increase the chance of a quicker sale. Below shows the difference in literature.


When the inspector is trying to be cautious for the realtor, they may use softened language like "monitoring" which can lead the client to move forward with their purchase not knowing the severity of the defect & damage it will cause to your house and your wallet.
